1. About these Terms

These Terms of Service ("Terms") govern access to and use of the RunMyRental website, its directory of property-related service providers, informational content, accounts, and listing-submission and claim features (collectively, the "Website").

RunMyRental is an independent information and business-directory service focused on rental property ownership and management in Montenegro. In these Terms, "RunMyRental," "we," "us," and "our" refer to the operator of the Website. "You" means a visitor, account holder, business representative, or other person using the Website.

By using the Website, you agree to comply with these Terms. If you do not agree, please stop using the Website. Nothing in these Terms limits rights that cannot legally be excluded under applicable consumer, privacy, or other laws.

Operator disclosure: RunMyRental is the public-facing name of a website operated by an individual. For legal notices or operator identity inquiries, contact info@runmyrental.me. The operator will provide any additional identity and address information required by applicable law. Before publication, the operator must verify whether applicable law requires their legal name and physical contact address to be published; an email-only disclosure may be insufficient.

2. What RunMyRental Does — and Does Not Do

The Website helps users discover third-party property managers, cleaners, maintenance businesses, legal professionals, and other providers, and provides general information about property-related topics.

Unless expressly stated in a separate written agreement, RunMyRental:

  • does not itself provide property management, cleaning, maintenance, legal, financial, real-estate brokerage, or other listed professional services;
  • does not employ, direct, supervise, insure, license, or control third-party providers;
  • does not act as an agent for either users or providers;
  • is not a party to agreements made between users and listed providers; and
  • does not guarantee the availability, qualifications, reliability, pricing, performance, or results of any provider.

A listing does not, by itself, mean that a provider has joined RunMyRental, approved its listing, been vetted, or has a commercial relationship with us. Any explicit verification or sponsorship label will be explained where it appears.

3. Where Listing Information Comes From

Some listings may be compiled from factual information publicly advertised by businesses, information in public registers, sources whose terms permit reuse, and information submitted directly by providers or their authorized representatives.

A business's inclusion in the directory does not necessarily imply its consent, endorsement, affiliation, or participation. We do not claim that public availability automatically gives us permission to reuse protected photographs, written descriptions, logos, database content, or personal data. We aim to respect applicable intellectual-property, privacy, and source-use requirements.

Although we may review or update listings, information can be incomplete, inaccurate, outdated, or changed without notice. Users should independently confirm contact details, service coverage, prices, qualifications, insurance, licensing, and availability directly with the provider before making decisions.

If you believe a listing is incorrect, unauthorized, or infringes your rights, contact info@runmyrental.me or use the relevant correction or claim feature. We may request reasonable evidence before changing or removing information and will assess requests under applicable law.

4. No Endorsement or Professional Advice

Listings, rankings, descriptions, guides, comparisons, estimates, and other Website content are for general information and discovery. They are not individualized legal, tax, investment, insurance, safety, property-management, or other professional advice.

Unless we expressly and accurately describe a specific verification process, words such as "listed," "featured," or "recommended" should not be understood as a guarantee or certification. Users are responsible for performing appropriate due diligence and obtaining qualified professional advice when needed.

Any prices, costs, yields, availability statements, or other figures displayed on the Website are informational and may not reflect a current offer. Verify them with the relevant source.

5. Your Dealings with Third-Party Providers

If you contact, hire, pay, or otherwise deal with a provider discovered through the Website, that relationship is between you and the provider, unless RunMyRental expressly agrees otherwise in writing.

You are responsible for deciding whether a provider is suitable, confirming the terms of service, and arranging any contracts, payments, access to property, insurance, and other safeguards directly with that provider.

RunMyRental does not control third-party work or resolve contractual disputes on a provider's behalf. You may report serious inaccuracies or misconduct concerning a listing to info@runmyrental.me so that we can review whether action concerning the listing is appropriate. Reporting an issue does not create a duty for us to investigate or adjudicate a dispute beyond obligations imposed by law.

6. Accounts and Account Security

Where accounts are available, you must provide accurate information and keep it reasonably current. You are responsible for maintaining the confidentiality of your login credentials and for activity under your account to the extent permitted by law.

Notify us promptly at info@runmyrental.me if you suspect unauthorized access. We may suspend or restrict accounts where reasonably necessary to protect users, prevent misuse, comply with law, or enforce these Terms. Where appropriate and legally required, we will provide notice and an opportunity to challenge a decision.

The Website is intended for adults using property-related information or professional services. If you are under the age required to enter into these Terms in your jurisdiction, use the Website only with appropriate parent or guardian involvement.

7. Submitting or Claiming a Business Listing

If you submit, claim, or update a listing, you represent that:

  • the information is accurate to the best of your knowledge;
  • you have authority to represent the business or permission to provide the submitted information;
  • you have the necessary rights to any text, photographs, logos, or other material you upload;
  • your submission does not infringe another person's rights, breach confidentiality, or violate applicable law; and
  • you will notify us of material changes when reasonably practicable.

We may verify claims, edit formatting, reject submissions, request supporting information, or remove material where reasonably necessary for accuracy, safety, legal compliance, or the integrity of the directory. Claiming a listing does not guarantee any particular search position or continued publication.

License for submissions. You retain ownership of content you lawfully submit. You grant RunMyRental a non-exclusive, worldwide, royalty-free license to host, reproduce, format, display, and adapt that content as reasonably necessary to operate and promote the relevant listing and Website, for as long as the content remains published or otherwise lawfully retained. You confirm that you have authority to grant this license. This license does not transfer ownership to us.

8. Contact Forms and Provider Inquiries

You can contact RunMyRental through /contact. Please do not send passwords, payment-card information, sensitive personal information, or confidential property-access details through general contact forms.

If the Website later enables inquiries directed to listed providers, we will explain at the point of submission when your message and contact details will be shared with the intended provider. Until that feature is enabled, contacting RunMyRental does not mean your message will be forwarded to any provider.

We do not guarantee a response time or that a third-party provider will respond to an inquiry.

9. Acceptable Use

You must not:

  • use the Website for unlawful, fraudulent, misleading, or abusive purposes;
  • impersonate another person or falsely claim to represent a business;
  • submit false reviews, fabricated business details, or infringing content;
  • interfere with Website security or availability, introduce malicious code, or attempt unauthorized access;
  • harvest personal contact information for unsolicited marketing or other unlawful processing;
  • scrape, copy, or systematically extract substantial portions of the directory in violation of applicable law or our rights; or
  • use automated requests in a manner that materially disrupts the Website or circumvents reasonable technical restrictions.

Nothing here restricts activities protected by applicable law, including legally permitted access or uses that cannot be contractually prohibited.

10. Website Content and Intellectual Property

The Website's original design, editorial content, code, and other original materials may be protected by intellectual-property laws. Except where law permits otherwise, you may not reproduce or commercially redistribute substantial original Website content without permission.

Names, trademarks, logos, photographs, and other materials associated with third-party providers belong to their respective owners or licensors. A business listing does not imply that RunMyRental owns those materials or has any partnership with the business.

You may link to public Website pages in a lawful and non-misleading way. Please do not imply that RunMyRental endorses you or your organization without permission.

For copyright or other rights concerns, contact info@runmyrental.me with the page URL, a description of the material, and enough information for us to evaluate the request.

11. Featured Listings, Advertising, and Rankings

The Website may display featured or sponsored listings in the future. If a placement is paid or otherwise materially influenced by a commercial arrangement, we will identify that relationship where required by law and avoid presenting paid placement as an independent verification of quality.

Directory ordering and search results may depend on relevance, completeness, location, availability of information, or other disclosed factors. Unless explicitly stated, position in the directory does not represent a professional ranking, certification, or performance guarantee.

Any future paid advertising or listing product may be subject to separate terms presented before purchase. These Terms do not establish a payment or subscription service.

12. External Websites and Services

The Website may link to websites and services operated by third parties. We do not control their content, availability, security, privacy practices, or terms. A link is not an endorsement unless expressly stated.

Your use of a third-party website or service is governed by its own terms and policies. Exercise appropriate care before sharing information or making payments outside RunMyRental.

13. Availability, Changes, and Corrections

We aim to keep the Website useful and available but do not promise uninterrupted or error-free operation. We may modify features, update content, correct errors, or discontinue parts of the Website for legitimate operational reasons, subject to applicable law and any specific commitments made to users.

We may remove or update a listing after receiving credible evidence of an error, rights violation, safety concern, or legal issue. We are not obligated to preserve every listing indefinitely.

14. Disclaimer of Warranties

To the extent permitted by applicable law, the Website and its informational content are provided on an "as available" and "as is" basis. We do not make warranties that all directory information is accurate, complete, current, or suitable for a particular purpose, or that third-party providers will perform as expected.

This disclaimer does not affect any mandatory statutory guarantees or rights that apply to you.

15. Limitation of Liability

To the maximum extent permitted by applicable law, RunMyRental and its operator are not liable for indirect, incidental, special, or consequential losses arising from use of the Website, reliance on directory information, or dealings with independent third-party providers, including lost profits or business opportunities.

RunMyRental does not accept contractual responsibility for a third-party provider's acts or omissions merely because that provider appears in the directory.

Nothing in these Terms excludes or limits liability for fraud, intentional misconduct, gross negligence, personal injury, statutory consumer rights, or any other liability that cannot lawfully be excluded or limited. Any limitation applies only to the extent enforceable under the law governing the relevant claim.

16. Privacy

Our collection and use of personal information are described in the RunMyRental Privacy Policy, available on the Website at /privacy. The Privacy Policy is separate from these Terms. Using the Website does not substitute for consent where consent is legally required.

17. Complaints, Notices, and Disputes

For listing corrections, rights complaints, or concerns about the Website, contact info@runmyrental.me. Please include the relevant URL and a clear explanation so we can review the issue.

We encourage users to contact us first so that we can try to resolve issues informally. This does not prevent you from contacting a regulator, bringing a legal claim, or using other remedies available under applicable law.

18. Applicable Law

These Terms are intended to be interpreted under the laws of Montenegro, subject to mandatory consumer protections and other rules that may apply in your country of residence. Nothing in these Terms removes jurisdiction or remedies that cannot lawfully be waived.

We do not require consumers to bring claims exclusively in a particular court where such a restriction would be unlawful.

19. Changes to These Terms

We may revise these Terms as the Website develops or legal requirements change. The current version will be posted here with an updated date. Where legally required, we will give additional notice or obtain agreement before material changes take effect.

Continued use after revised Terms take effect may indicate acceptance to the extent permitted by applicable law. Changes will not retroactively remove accrued legal rights.
